The years of experience, requisite knowledge, skills of the incumbent, and complexity of assignments will differentiate between the Appraisal Support Specialist and Senior Appraisal Support Specialist levels.   Essential Functions<ul> <li>Appraisal Support (60%) <ul> <li>Maintains appraisal log and sets up files for all appraisal requests</li> <li>Prioritizes and organizes all incoming requests as instructed</li> <li>Organizes files based on communication with loan officers and appraisal staff</li> <li>Compiles property information by searching various real estate, county, and government websites to gather information regarding soils, critical habitats, wetlands, flood designations, and zoning designations</li> <li>Identifies property boundaries and location</li> <li>Contacts and communicates with multiple county planning departments, California Regional Water Quality Control Board, and San Joaquin Valley Air Pollution Control District to gather necessary permit information</li> <li>Verifies all requested information received from outside sources has been received and filed</li> <li>Determines proper follow up to gather correct information as necessary</li> <li>Organizes and completes mailings for the appraisal staff  </li> </ul> </li> <li>Communication (30%) <ul> <li>Works closely with internal and external customer base by providing written and verbal communication</li> <li>Coordinates and assists throughout the appraisal process</li> </ul> </li> <li>Federal Emergency Management Agency (FEMA) Forms for credit and appraisal  (10%) <ul> <li>Searches property information and verifies boundaries</li> <li>Identifies building improvements and determines if flood insurance is needed</li> <li>Prepares forms for appraisers/loan officers upon request</li> </ul> </li> <li>Data Security and Confidentiality <ul> <li>Appropriately protects the confidentiality, security, and integrity of the Association’s systems and data and clients’ data</li> with customers in all settings</li> </ul> </li> </ul> Senior Appraisal Support Specialist Responsibilities May Include: <ul> <li>Sales Database <ul> <li>Serves as an administrator of the sales database</li> <li>Receives and enters relevant sales information into the database from internal staff and outside appraisers/realtors</li> <li>Communicates with appraisers to confirm information as necessary</li> <li>Creates and adds appropriate attachments such as maps, permits, and previous versions to sales document</li> </ul> </li> <li>Fee Appraisers <ul> <li>Prepares contracts with fee appraisers and reviews outside fee appraisals</li> <li>Sends requests for and maintains fee appraiser information such as appraisal licenses, standards of conduct letters, sample appraisals, and Errors & Omissions insurance information</li> <li>Organizes and verifies all necessary information has been received and filed</li> <li>Communicates directly with fee appraisers to follow up as necessary</li> </ul> </li> </ul> Knowledge & skills<ul> <li>Knowledge of title issues, easements, and legal descriptions.</li> <li>Knowledge of typical crops and land uses, equipment types/uses, building types/uses, livestock, and yield potential.</li> <li>Knowledge of soil and drainage characteristics, ground/surface water resources, and accompanying regulations.</li> <li>Knowledge of various governmental agencies and their permitting processes that impact the potential use and value of property.</li> <li>Knowledge of the agriculture, financial and real estate industry, and applied business mathematics and principles.</li> <li>Knowledge of Microsoft Office Suite, computers, current software, and other office tools.</li> <li>Ability to effectively read, write, and communicate in the English language.</li> <li>Skill in serving and working effectively with both external and internal customers in a professional, respectful manner.</li> <li>Skill in analyzing information and problem solving to formulate logical and objective conclusions.</li> </ul> Qualifications<ul> <li>Appraisal Support Specialist: Associate’s Degree in Business or Ag Business, 2 years of office or business experience, or an equivalent combination of education and experience sufficient to perform the essential functions of the job</li> <li>Senior Support Specialist: Associate’s Degree in Business or Ag Business, 5 years of increasingly complex and independent experience providing appraisal support., or an equivalent combination of education and experience sufficient to perform the essential functions of the job</li> </ul> Physical DemandsPositions in this class requires:  keying, talking, hearing, seeing, and repetitive motions.  May be required to lift up to 10 pounds, carry, push, pull or otherwise move objects while completing essential functions.  This position is comprised of sedentary work which involves sitting at a computer a majority of the workday; walking and standing are required only occasionally. The employee is required to have close visual acuity to perform activities such as: preparing and analyzing data and figures, viewing a computer screen, and/or reading extensively. Working ConditionsEmployees work in an office environment with moderate noise levels, controlled temperature conditions, and no direct exposure to hazardous physical substances.
